Imagine a cottage or cabin located in a rural area, yet conveniently located only one block from I-35 and a short drive to downtown, Schlitterbahn, historic town of Gruene, the Comal and Guadalupe rivers, and many of the other major area attractions that bring you to New Braunfels, TX. The cottages and cabins are an excellent alternative to a hotel! We have over 50 rentals available, including cottages, cabins and RV’s.

The cottages and cabins are located in our popular RV Park on the south side of New Braunfels. They are free standing, custom built homes with no common walls, making them much more private than a hotel or motel room. They sleep between 4 and 10 people and are fully furnished, including linens, towels, kitchen utensils, and flat screen TV with DVD player. The kitchen contains a refrigerator, stove & oven, microwave, coffee maker and toaster. A breakfast table with 4 chairs comes standard as well. Each cottage has an attached deck or a patio with chairs, barbeque grill, and picnic table. All cottages are air conditioned and heated. Each cottage has one bathroom and shower; however, if you need to take more showers faster, there is a clean bath house nearby that contains several showers and is available for your free use.In addition, starting in April 2012 we have some smaller "hotel room" style cottages that only sleep 2 and do not have a full kitchen.

The cottages are available for rent on a daily, weekly, or monthly basis. All cottage rentals come with FREE wireless Internet and cable TV.

Most of the cottages and cabins are brand new, having been custom built for us between 2008-2012. They are very light and bright, containing many windows. You will find them to be far different from, and much nicer than a dreary hotel or motel room. Each cottage and cabin has its own unique characteristics and pricing, which can be seen in the descriptions. For those of you who are budget minded, we consider these cottages and cabins to be the best deal in town. A nice vacation does not have to break the bank!

No frills- just a great deal! Our cottages and cabins offer you an excellent alternative to a hotel or motel.

Imagine a vacation cottage or cabin where you have no cleaning fees, no parking fees, and no fees for extra persons!! However, for your comfort, we do have a limit on the number of people allowed in a cottage due to their size and layout. If the cottage is available, we also allow for an earlier check-in time than the normal 4:00 pm. Our check out time is noon. Where else can you get all of this?

Amenities at the property include FREE wireless internet and cable TV, two indoor heated swimming pools and hot tubs, fitness room, free coffee in the office all day long, free computer to use, game room that includes a pool & ping pong table, video games, Jumping Pillow, playground for younger kids, three clean, spacious bath houses, three laundry rooms, and two recreation rooms suitable for larger groups such as reunions, business meetings, rallies, sports teams, etc. We have many more amenities than most hotels and motels, both inside the cottage itself as well as at the property. All of these features also make Hill Country a popular Winter Texan Destination.

Pets are allowed ONLY in our "pet friendly" cottages, subject to an extra charge and prior written approval BEFORE your arrival. We reserve the right to ask a pet owner to leave the park if the pet(s) is being a nuisance to other guests.

Queen Room
	We just had 3 duplex cottages built for us, each of which contain a 200 sq. ft. "queen room". These rooms only sleep two persons and are our most basic rental unit. They were custom built and delivered brand new to us in April 2012. The room consists of a queen sized bed, end table, dining table with chairs, and a bathroom. A ceiling fan and mini refrigerator come standard as well. This model comes with both an attached uncovered patio with picnic table and barbeque grill. The cottage is air conditioned and heated. The two rooms in each duplex do share a common, but insulated wall.

The Hunter
	These cottages sleep up to two adults and four children. They were custom built and delivered brand new to us in April 2009. The downstairs contains approx. 300 sq. ft., consisting of one open room plus the bathroom and kitchen. The room contains a queen size bed and sofa. A ceiling fan comes standard as well. The upstairs loft contains two double mattresses; however, the ceiling is only about 4 feet tall so it may not be suitable for older children and adults. This cottage comes with both an attached deck with chairs and an uncovered patio with picnic table and barbeque grill. The cottage is air conditioned and heated.

The San Marcos
	These cottage homes will sleep up to four adults and four children. Each cottage has a queen size bed in the downstairs bedroom and a sleeper sofa in the living room. The cottages contain 300 sq. ft. downstairs plus an upstairs 9x14 loft for kids that contains two double mattresses. (Please note that the ceiling in the loft area is only 3-3 ½ feet tall, so it may or may not be suitable for older children or adults). A ceiling fan in the living room comes standard. This cottage has a front porch with chairs, BBQ grill and picnic table. The San Marcos is air conditioned and heated.

The McQueeney
	This cottage will sleep up to four people. It contains a queen size bed in the bedroom and a sleeper sofa in the living room. The sofa can be partitioned off as a separate room for additional privacy. The living room also contains two chairs. This cottage contains about 400 sq. ft. on the interior plus an attached covered patio with a picnic table and chairs. A barbeque grill is included as well. This unit also has a washer/dryer. Even though this is an older cottage, the layout and location are excellent. It is air conditioned and heated.

Lone Oak
	This cottage sleeps up to four people. The cottage has a queen size bed in the bedroom and a sleeper sofa and chair in the living room. It contains approx. 400 sq. ft. and was delivered brand new to our park in late 2008. This is a beautiful custom built cottage with a flat screen TV with a DVD player in the living room. The cottage is very light and bright. An outside covered deck with chairs and barbeque grill also is included. This cottage is both air conditioned and heated. The Lone Oak has a ramp entrance and wider doorways, allowing for wheelchair access.

The San Antonio
	This cottage sleeps up to four people. The cottage has a queen size bed in the downstairs bedroom and a sleeper sofa in the living room. The San Antonio contains approx. 400 sq. ft. and was delivered brand new to our park in late 2008. This is a beautiful custom built cottage with Cherrywood cabinetry, built in shelves, a flat screen TV with a DVD player in the living room and a flat screen TV in the bedroom, bay windows and a washer/dryer. The cottage is very light and bright and also contains a chair and ceiling fan in the living room. An outside uncovered patio with a picnic table and chairs and barbeque grill also is included. This cottage is both air conditioned and heated.

The Santa Clara
	This cottage sleeps up to four adults and four children. The cottage has a queen size bed in the downstairs bedroom, a sleeper sofa in the living room, and two double mattresses in the upstairs 9x11 loft area. (Please note that the ceiling in the loft area is only 3 1/4 - 4 feet tall, so it may or may not be suitable for older children or adults). There also is a chair and ceiling fan in the living room. These cottages contain approx. 400 sq. ft. downstairs plus the upstairs loft, and were delivered brand new to our park in late 2008-2009.

The Seguin
	This cottage will sleep up to four adults and four children. It contains approx. 400 sq. ft. downstairs, as well as a double loft upstairs with two double mattresses. (Please note that the ceiling in the loft area is only 3-3 ½ feet tall, so it may or may not be suitable for older children or adults). The sleeping arrangements include a full size bed in the bedroom and a futon in the living room that pulls out into a bed. There is an uncovered patio with chairs right outside the front door.

The Guadalupe
	The Guadalupe cottage is our nicest one bedroom cottage and sleeps up to four adults and four children. The cottage has a queen size bed in the downstairs bedroom, a sleeper sofa and chair in the living room, and two double mattresses in the upstairs loft area. (Even though the 10x12 loft in this cottage is taller than other cottages, please note that the ceiling in the loft area is only about 4-4 /1/2 feet tall at it’s tallest point, so it may or may not be suitable for older children or adults). This cottage is our widest cottage at 15 feet, making for a roomier feel than the 12 and 14 foot wide cottages. The cottage is air conditioned and heated.

The Gruene (pronounced green)
	This cottage will sleep up to four people and was custom built and delivered brand new to us in April 2009. This extraordinary cottage contains two small bedrooms, each situated on either side of the living area. It contains approx. 400 sq. ft. plus a large attached deck with chairs. Each of the 2 bedrooms contain a queen size bed, while the living room contains a sofa and chair. The cottage is air conditioned and heated.

The Selma
	This cottage will sleep up to nine people and was custom built and delivered brand new to us in late 2008-2010. This extraordinary cottage contains two small, adjacent bedrooms and a large living room. It contains approx. 750 sq. ft. plus an attached deck with chairs. Each of the 2 bedrooms contains a queen size bed, while the living room contains both a sleeper sofa and a futon that pull out into additional beds. If a guest needs to expand the sleeping arrangements to accommodate 9 persons, we can provide a cot. The cottage is air conditioned and heated.

The Frio
	This is our newest cottage and it will sleep up to eight people. It was custom built for us in April 2012. This extraordinary cottage contains two small bedrooms, a nice size living room, and two bathrooms. It contains approx. 714 sq. ft. plus an attached deck with chairs. Each of the 2 bedrooms contains a queen size bed, while the living room contains two sleeper sofas that pull out into additional beds. The cottage is air conditioned and heated.

The Wimberley (Apartment)
	This is not a cottage, but rather a large two bedroom, two bath free standing upstairs apartment home with a separate private entrance located right above our office. The Wimberley contains about 1300 square feet! The apartment will sleep up to 10 people.

RV Rentals
	We presently have 2 RV’s for rent. They sit on sites 69 and 86 in the lower RV park. Both units are “fifth wheels” and each unit has a slide-out in the living room, which greatly increases the living space and comfort. The RV on site 69 will sleep up to 6 people, having a queen size bed in the bedroom, a pull out sleeper sofa and a bunk bed with twin size mattresses.

Other terms of occupancy:

Minimum Length Stay: There is no minimum stay requirement during the off season. There is a 2-3 night minimum stay in some instances and there may be a 3 or 4 night minimum stay on certain holidays and festivals

Cancellation Policy: On stays of 29 days or less, a $25 cancellation fee will be charged if canceled more than two weeks before the arrival date. If your reservation is cancelled less than two weeks prior to 4:00 P.M. of your arrival date, the cancellation fee is a loss of your deposit. On stays of 30 days or longer, the cancellation fee is a loss of your deposit. The cost for your entire stay will be charged upon arrival.

Group Cancellation Policy: (applies for 3 or more cottages): A deposit equal to 1/2 the amount of the stay is due at time reservation is made. The deposit is refundable, less the $25 cancellation fee, up to 30 days before the first night. If a group reservation is cancelled within 30 days of your stay, the deposit is non refundable.

Refunds: There are no refunds after arrival

Deposit: On stays of less than 30 days, a deposit equal to the cost of your first night's stay is required. On stays of 30 days or longer, a deposit equal to the first month is required. No matter how long you stay, the balance of your stay is to be paid upon arrival. There is no security deposit. Deposit requirements may change from time to time without notice.

Check In / Check Out: Check in time is 4:00 PM or later.We will allow an earlier check in if the cottage is clean and ready for occupancy. Check out is noon.

Pet Policy: Dogs are allowed in most cottages with an extra charge of $25.00 per dog, per night. There is a weight limit and aggressive breed restricition. There is a $250 charge for bringing a pet that has not been allowed in writing by us. Download our Pet Policy here.

Linens and Towels: Provided by Hill Country, but neither linen nor housekeeping service is provided during your stay. However, towels may be exchanged at the front desk.

Maid Service: No maid service is provided. We can arrange it for a small fee during your stay if you'd like.

Soap and Shampoo: Provided by Hill Country.

Smoking Policy: There is a non-smoking policy inside the cottages and all indoor spaces. There is a $200 charge for breaking this rule.

Minimum Age:The responsible guest needs to be 18 years of age or older

Tax Rate: Currently 13% in New Braunfels.

Guarantee Policy: Cottage location cannot be guaranteed. We reserve the right to upgrade you to a more expensive cottage at no charge if we deem necessary.

Damages: Guest is responsible for the payment of any damages.
